Project Introduction

Long Bennington Business Park is home to a variety of businesses many of whom have been with Harlaxton Estates since their early days of operating. Understanding the needs of our tenants and being able to support their growth plan is one of the key elements on how we operate.  With a clear demand for small business starter units amongst a handful of our existing tenants we decided it was time to further develop on our existing business park here in Long Bennington.

Central Location

Denham House is highly visible on our established our Long Bennington Business Park adjacent to the A1 between Newark and Grantham. Being on the business park means having access to all the great benefits we offer such as ample free parking, on-site café, close to local village amenities and having the Harlaxton Estates team on site and on hand.

Modern Construction

Denham House comprises of 5 modern steel portal frame light commercial units covering 1,025 sq ft each. Using energy efficient materials each unit offers full height sectional loading roller doors, separate staff and customer entrance, accessible WC and high-end kitchen facilities. Allowing 7.2m of internal storage height they are perfect for a variety of uses.

Denham House offers versatile leasing agreements tailored to suit the needs of growing businesses. With flexible terms and a range of options available, tenants can easily scale their operations without the burden of long-term commitments. Harlaxton Estates provides a hands-on management approach, ensuring that businesses have the support they need to thrive and adapt to changes as they expand.

Challenges & Needs

Working closely with our construction partner- T.Balfe Construction Limited, whom we have worked with on many of our previous projects in the Harlaxton Estates portfolio. Construction of the units began the end of summer 2023 after securing tenants for all 5 units, prior to the construction beginning, which meant we could work together on the internal specification and tailor for each individual tenant. The first conversation is always about you and your business and what is your current and future need. Tailoring the space to suit the criteria of your operational needs of your business and staff welfare. Interacting with all parties including architectural, construction and fit out providers ensuring that the result meets your exact requirements.

Connectivity and Parking

To ensure our tenants had access to the technology and infrastructure necessary for modern business operations, we partnered with our IT specialists to install high-speed internet connections throughout the units. Each tenant had the option to customise their connectivity needs, whether for a basic setup or more advanced networking solutions. Customised Interiors

Several tenants required bespoke interior layouts to accommodate their specific operations. From partitioned office spaces to open-plan workshop areas, we collaborated closely with each tenant to ensure their units met their functional needs. This flexibility allowed tenants to maximise the utility of their space, whether it was for storage, office work, or light industrial use.

Energy Efficiency Solutions

Sustainability was a key focus for all tenants. We worked to incorporate energy-saving solutions such as additional insulation, LED lighting, EV charging points, and energy-efficient HVAC systems to meet their environmental goals and help reduce long-term operational costs. These adjustments allowed tenants to benefit from lower energy consumption without compromising on comfort or functionality.

Outcome and Benefits

April 2024 marked the successful completion of Denham House, where we proudly handed over the keys to the new occupants of our brand-new small business units. This milestone was the culmination of months of collaboration and careful planning, ensuring that the units were tailored to meet the individual needs of each tenant. By working closely with tenants during the build process, we were able to incorporate custom features such as maximising floor areas, additional lighting, and energy-efficient installations, ensuring that the units were perfectly suited to support their growth. The prime location of Long Bennington Business Park, directly off the A1, combined with practical benefits like ample parking, high-speed internet, and access to on-site amenities, further enhanced the appeal of these units. As a result, Denham House is now home to a thriving mix of businesses, all benefiting from a modern, adaptable workspace designed with their needs in mind. This project not only reinforced Harlaxton Estates' reputation for delivering bespoke, tenant-focused solutions, but it also contributed to the continued success and expansion of our business park and its tenants. The positive feedback from tenants and early occupancy rates highlight the value of this development, securing a prosperous future for both the park and its tenants.
