Project Introduction
Central Location
Located on Wardentree Lane in the heart of Spalding’s main commercial estates Denham House and Mayden House have a prime roadside location with direct access to many local amenities such as Starbucks, Morrisons Supermarket, Greggs and gyms. The A16 trunk road is located 300 metres to the north-east of the site.
Modern Construction
Following the success of our small industrial units at Long Bennington Business Park we continued to use a similar modern high-quality styling and finish on Denham House. Each individual unit is 1,200sq ft and has a high-quality shell specification which provides a minimum eaves height of 4.5m, high impact concrete floors, energy efficient LED lighting, WC, roller shutter and personnel doors.
Demand for commercial units
As seen before with our small commercial units at Long Bennington there is a huge demand for ‘starter’ units in the local area. All 3 units achieved a signed lease agreement prior to completion of the construction and were agreed ‘off plan’. Working closely with our local agent we secured 3 brand new tenants to welcome to the Harlaxton Estates family.
Challenges & Needs
One of our main objectives when constructing news developments or expanding existing sites is to ensure there is a need in the local area and to ensure we work with trusted contractors to maintain our high standards and quality for our tenants. Through years of working on commercial developments we have built trusted relationships with many of our local contractors who understand our ethos and drive to deliver quality, well made commercial properties.
Working together
Once again, we worked closely with our construction partner- T.Balfe Construction Limited, whom we have worked with on many of our previous projects in the Harlaxton Estates portfolio. Construction of the units began the end of summer 2024.
Supporting and Investing in the local community
Being one of the first developers on the Wardentree Lane estate we have seen it grow from strength to strength over the years. Being able to support the growth of local tenants is one of our core focus’s as a business.
Outcome and Benefits
The development of Denham House began in Q4 of 2024 and completed at the start of Q2 of 2025. The project demonstrates our drive to continue to support our local economy and work with local businesses to help them thrive.
